Using Loft Spaces to Enhance Your Floor Plan

If your home includes a loft, there are a lot of different ways you can utilize it to really add to the overall floor plan of your home. Although many lofts are basically open spaces, you need to decide if this open space works for you, or if you d get more use out of your loft by dividing it up into separate living spaces.

Determining What to Do With the Space
Before you can devise a plan to better utilize your loft space, you need to think about what you d really like to do in the space. Some people like to use their loft space as bedroom space, while others have more of a desire to create a multi functional area that can be used as an office, game room, or other type of family room. You should think about what type of space you feel could be best utilized in your home. You also need to consider the size of your loft, and its position within your home. For example, if your loft opens up over another living area that gets a lot of use, you might not want to use your loft for especially noisy activities, such as a children s playroom. Instead, you d add more to the livability of your home if you used your loft for a craft room, reading area, or office.

Budgeting the Project
You ll also want to take into account your project budget, and what features your loft already has. Try to use these features to their best advantage when planning your loft space. For example, if your loft has large windows and a spectacular view, this might be an area that you would really enjoy using for an office or craft studio, and you wouldn t want to waste the view by using the space as a walk in closet. If you ve got structural elements that you need to work around, such as beams, posts, low ceiling areas or duct work, you ll need to plan your usage around these space restrictions.

Planning the Loft Space
Do as much space planning as possible before you actually start any construction activities; this way, you’ll end up with a loft that is more in tune with your needs. In fact, even if you plan to divide your loft up into several separate living areas, you can often avoid any construction at all simply by using furniture and other elements to visually divide the space. This often helps to keep the overall airy feeling of the loft, while still offering some privacy and seclusion to certain areas of the loft.

Other Considerations
When planning any home renovations or decorating projects, it can also be helpful to think in terms of your home s overall value and its appeal to potential buyers, even if you don t plan on selling your home in the near future. If you have under utilized loft space in your home, take a look at what might be missing from the overall floor plan of the rest of your home. If you don t currently have a dedicated space for a home office, or your home has fewer bedrooms than other comparable homes in your neighborhood, this might be considered a detriment to your home s overall layout. Of course, you want to primarily plan your home s living space to suite your own needs and activities, but it never hurts to plan ahead to enhance your home s overall market value as well.
