Although for many the real estate market continues to look grim, there are some that are seeing a trend in Southern Florida that may well indicate that now is the time to invest in property in that part of the country. Although there are many different factors that enter into the calculation, I have identified the four things that will have the greatest impact on your decision regarding investing in property here in Southern Florida. We will look at just a few reasons why now is the time to start looking at real estate in Southern Florida.
Pricing – Right now the price of real estate is lower than it has ever been. With a drop of almost twenty percent in the average price of real estate in Southern Florida, there is no better time to invest. Prices like this, particularly in places like Miami where the market has begun to show signs of recovery, will not stay this low. What is even more important, Florida homes have always traditionally held their value, so this unusual opportunity to get into an in demand property at the best price possible is not going to happen again any time soon. So now is a great time to take advantage of these low prices on what is traditionally a high end market.
Mortgage Rates – Between incentives from the government, low prices and some of the lowest mortgage rates this country has seen in years, now is the time to invest. Most rates are at the lowest they have been since the booming 60s. Although most professionals do not see an immediate change in the mortgage rates, the majority of mortgage professionals surveyed by The Mortgage Rate Trend Survey see a move towards less favorable trends in the longer term. In fact over 24 think that rates will rise significantly in the next ninety days. So, with Southern Florida homes at an all time low price, now is the time to get more bang for your buck with rates that will move you into the home of your dreams.
Growth in Business – Florida, particularly Southern Florida, has a diverse economic scene that is moving quickly to recover from the bruising the economy has just gone through. Both the Healthcare and Technology Sectors are recovering quickly and poised for growth. With several state programs in place for minority owned businesses, southern Florida is poised for overall growth in this important sector. Also – with the shift from government to private development for space flight, expect to see growth in this industry as Florida begins to see expansion into this exciting new industry that has been a part of the business community for Southern Florida since the early days of Sputnik. In addition, with no state income tax, you can expect to continue to see growth from both south bound migration and retirement.
Lifestyle and Climate – Florida is like no place else in the US. It not only has beaches, incredible weather and a tropical climate, it also has an abundance of entertainment attractions. With everything from trendy South Beach for shopping and the late night party scene to family friendly DisneyWorld to the adventure of deep sea snorkeling through South Banks Reef off the tip of Florida, Southern Florida has it all. Many of its cities have the charm and grace of small towns, and the recreational possibilities are endless.
